Reference Checks
Please note any application for a property we are advertising will be subject to a reference check. We utilise the services of a credit-referencing agency to carry out these checks.
Holding Deposits
A holding deposit of £250 (not subject to VAT) will be payable upon submitting an application for a property, which if successful, will be deducted from your first months’ rent due. This allows us and the landlord security that you are ready, willing and able while we carry out the following:
Cancel advertising
Advising other applicants the property is no longer available
Carry out reference checks
Prepare a tenancy agreement
If the let should fail due to the landlord withdrawing, the deposit will be returned to you. If you as a tenant withdraw, the deposit will be retained to cover the cost of the work listed above.
Security Deposits
Successful applicants will be required to pay a security deposit equalling one months’ rent which will be held in a Deposit Protection Scheme and returned at the end of tenancy providing all inventory and property checks are passed. All deposits are held in the DPS which is our registered service.
Tenancy Agreement
Once the security deposit has been received, the tenant must agree and sign the tenancy agreement. A move-in date can be agreed in advance of this but the agreement must be signed prior to the move-in date.
First Months’ Rent
Unless agreed otherwise, the first months’ rent will be due on the move-in date minus the holding deposit. All rental payments are to be made in advance of the relevant month.
Property Inspections
Your property may be subject to regular inspections either by your landlord or by us (if instructed by the landlord). We will always arrange this in advance at a mutually convenient time.
Council Tax & Utilities
It is the tenant's responsibility to inform the utility companies of their occupation of the property at the beginning of the tenancy, and to pay council tax to the local authority. For commercial properties, there may be a small business tax relief applicable. Please contact the local authority to apply.
